目前，石家庄市住宅用房和商业用房出租量正在不断增加，为了保证租赁双方合法权益，依据《中华人民共和国城市房地产管理法》国有土地上的出租房屋要依法登记备案。

　　房屋租赁行为登记备案后，租赁行为合法，租赁合同为有效合同，租赁合同中的条款将受到法律保护。据了解，石家庄市目前房屋出租实行属地管理，依据《石家庄市城市房屋租赁管理办法》对不办理房屋租赁合同登记备案的，由房产行政主管部门给予行政处罚。

　　除了办理《房屋租赁登记备案证明》，庄亲们在租房时，还有这些看似不起眼其实很重要的细节。谨防上当受骗，造成不必要的损失。

　　查看出租人的房产证明和有效身份证明是否一致。租房者首先应请房东出示身份证件、户口本原件，因为现在不少骗子都使用假身份证行骗；其次房东应出示房屋权属证明原件，加产权证或是使用权证，若产权证正在办理过程中，那么应当出示与原产权单位签署的购房合同。

　　各项费用要明确。租房一定要签订租房合同，租房合同要细。即使你不了解房屋租赁合同常用版的详细内容是什么，但是你要明确水费、电费、煤气费、电话费、光缆电视收视费、卫生费和物业管理费等由谁支付、并列明租住前的各项数字，以区分责任。

　　在租赁期间内对房屋的修缮义务及费用应由谁承担。如果在使用过程中，房屋及其附属设备出现问题或故障，应由谁维修，费用应由谁承担，这是双方需要提前明确的，否则一旦出现问题，极易产生纠纷。

　　租金的支付方式及期限。这也是双方应重点考虑的问题，三个月一付还是半年一付或一年一付等，双方应予明确约定。

　　签订租赁合同时要仔细阅读合同条款，对于模糊内容要详加询问，并落实于字面。

　　在双方签订《房屋租赁合同》时蕞好将屋内所有物品详列一份清单，作为其合同附件收好。并注明如果出现破损，维修费用由谁来承担。

　　在签租房合同时，还要明确租房日期、租房期限、租金、租金变更方式等，避免使用模糊语言。
